House Hunting

Now you’ve got your Agreement In Principle, you can start the house hunting process.

Once you have found the house you like, contact the estate agents and put your ‘Offer’ in then let us know as soon as its been accepted.

Mortgage Offer

Congratulations! You’ve had your offer accepted on the house of your dreams!

Now we deal with the rest, we will apply for the mortgage and instruct your solicitors to start the legal work.

To get your ‘Mortgage Offer’ the lender will need to check all your documents and complete a valuation on the property you want to buy.

Conveyancing

Conveyancing or often referred to as the ‘legal side’ of the house buying process is the final step.

Your conveyancer do searches on the property and raise any queries with the sellers (vendor) conveyancer. Once this is complete then you can set a date to get your keys!

What information do I need?

When applying to a lender they will want to know about your income, expenditure, deposit, credit history and property.

Income
Are you Employed, Self Employed, Retired or a Homemaker?

A lender will want to know what money you receive each month/year and will want to see payslips, accounts and/or bank statements to back it up.

Expenditure
Have you got loans, hire purchase, finance, credit cards, store cards etc….

A lender will want to know which ones you have, how much you owe on them, how much you pay off them each month and what do you intend to do with them (pay them off or keep them ongoing.) The lender will then check these against your credit file.

Deposit
To buy a house you need a deposit, this can come from your personal savings or a close family member.

Please note: If you are getting your deposit from a family member then your family member will have to provide evidence of the funds when requested.

Credit History
Do you have any adverse credit history? (Late payments, missed payments, CCJs, Defaults, Debt Management Plan, Bankruptcy Orders).

A lender may refuse your mortgage application depending on your credit history or they may ask for a larger deposit. We have access to lenders on our panel who will consider most adverse credit needs.

Please note: If you have adverse credit, ABC Mortgage Solutions may ask for a copy of your credit file.

Property
The property can determine whether a lender will borrow you the funds to purchase the property or not. Lenders will look at a number of factors to determine whether they will lend on your desired property.

Is the property a House or Flat, is it Freehold or Leasehold, is it Standard or Non-Standard construction? These are some of the questions lenders will ask.

What documents will I need to provide?
The documents required will depend on the lender and they can request additional documents if they feel like it.

  • Proof of Identification (Drivers Licence, Passport etc)
    Proof of Address (Council Tax, Utility Bill, Bank Statement etc)

  • Proof of Income (Employed = Latest 3 Months Payslips, Self Employed = Latest 2 Years Accounts, Retire = Latest Pension Statement)
  • Proof of Expenditure (Latest 3 Months Bank Statements)
